Which is the best option: brick or stone foundation?

Neither one is a clear winner, and most New England homeowners don’t get to pick, since your house already sits on what it sits on. Cut-stone or fieldstone tends to be older and more porous, so it lets in more water and is harder to seal. Brick is a little tighter but still soaks up moisture and can lose mortar over time. What matters more than the material is how you keep water away from the wall and brace it when it moves. For a repair or an addition, we usually steer people toward a poured concrete footing and wall.

Here in NH, Maine, and Massachusetts, a lot of the homes we crawl under have stone foundations from a different century, and some have brick. Both can hold a house up fine for a hundred years, and both can leak and shift. The reason isn’t really the material. It’s the dirt around it. The backfill shoved in around the foundation is looser than the ground it replaced, so it drains slow and holds water against your wall season after season. Then NH frost heave takes over: wet soil freezes, swells, and pushes the wall inward. Stone and brick walls weren’t poured as one solid piece, so they take that pressure at the joints. That’s where you get bowing, gaps, and water.

So here’s the practical answer: stop comparing brick to stone, and ask three things about the wall you already have.

Is it dry? A stone or brick basement that leaks needs interior drainage, not new masonry. Is it sinking or sagging? Old stone and brick foundations sometimes pair with a tired wood structure above, and a failing center beam or rotted sill is its own repair. Floor support and lally columns run $1,300 to $2,500, and sill and beam replacement runs $7,000 to $40,000.
