How do I fix a bowing cinder block wall in a basement?

A bowing cinder block basement wall is fixed by bracing it from the inside, most often with carbon-fiber straps for early to moderate bowing or steel power braces when the wall has moved more. Carbon-fiber straps run $850 each and a power brace runs $1,300 per brace, both placed after a free inspection. Severe walls that keep moving may need helical or push piers, and a wall that is badly broken gets priced after we see it.

Why cinder block walls bow in the first place

The wall is leaning in because the soil outside is pushing on it. Around your foundation sits disturbed backfill, the looser dirt that got put back when the house was built. That fill drains slowly and holds water. Wet soil gets heavy. Then NH winters add frost heave, where freezing ground expands and shoves the wall inward.

Cinder block takes this worse than poured concrete. The mortar joints crack first. You see a stair-step crack, or a horizontal crack running along one course of block, usually about halfway up. That horizontal line is the tell. It means the wall is bending.

Catch it early. A small bow is a much smaller job than a wall that has moved a couple of inches.

How we fix it

We brace from the inside. No digging up your yard.

For walls with a slight to moderate bow, we bond carbon-fiber straps vertically from the floor to the sill. Carbon fiber is stiff and it holds the wall where it is so it stops moving inward. The straps sit flat against the block, so you can still finish the basement later. Straps run $850 each and carry a 25-year wall stabilization warranty.

When the wall has bowed more, we install steel power braces. These are vertical beams anchored to the floor and the framing above. They hold the wall and, over time as the soil relaxes, some walls can be tightened back toward straight. A power brace runs $1,300 per brace and carries a 10-year warranty on floor support and power posts.

Sometimes a wall moves because the foundation itself is settling, not just leaning. If that is what we find, we use helical or push piers to stabilize the footing. Helical piers run $2,700 per pier for the first three, then $2,200 per pier after that with a 25-year engineered warranty. We self-perform our structural lifting and helical installs in-house, so the crew on your job is our crew.

If a section of block is crushed or broken apart, that is a different fix. We price a full foundation-wall rebuild after we see it. Same with wall anchors and steel I-beams. No number over the phone for those, because the right repair depends on how far it has gone.

What you do NOT need yet

You do not need exterior excavation to fix a bowing wall. Some companies will dig out the whole foundation. In our field experience that fix fails in a couple of years and you have torn up the yard for nothing. Interior bracing is the durable repair.

You also do not need to wait for a crack to get worse before calling. A bow is structural. The sooner we look, the more likely straps alone will hold it.

Will this also stop the water?

Bracing stops the wall from moving. It does not waterproof the basement. If you have water coming through that cracked block or pooling at the floor wall joint, that is a separate fix, our interior drainage system. A note on what a bowing wall is and is not

A hairline crack with no movement is common and not an emergency. A horizontal crack with the wall visibly leaning is. The Insurance Information Institute notes that gradual foundation settling is usually not covered by standard homeowners insurance (iii.org), so document what you see and act before it spreads.
