Can you build a house where the foundation is cut out of basalt rock, and how do you fix problems with one?

Yes. A foundation set into solid basalt bedrock is one of the strongest bases a house can sit on. Rock does not settle the way soil does, so the foundation walls poured or set against it stay put. The catch is water. Basalt is hard, and the cuts and seams in it shed water sideways instead of soaking it down, so that water can end up at your walls and floor. We do not build new homes. We fix the basement and foundation problems that show up after one is built, in New Hampshire, Maine, and Massachusetts.

So the rock is rarely the problem. The water moving around the rock usually is.

Here is what happens. When a crew cuts a foundation seat out of basalt, they backfill around it with the loose material they dug out. That disturbed backfill drains slowly and holds water. Rain and snowmelt run down through it, hit the hard rock, and have nowhere to go but toward your foundation. On a ledge lot the water can also travel along the top of the rock for a good distance before it reaches your house. You can be the high spot on the street and still get a wet basement.

Inside, that shows up in a few ways. Seepage at the floor wall joint where the wall meets the slab. Damp spots low on the wall. A musty smell that will not quit. None of that means the basalt failed. It means water found a path.

For seepage, the durable fix is interior drainage. Our Forever Dry System is full-perimeter interior drainage plus a sump pump, a 12-mil wall vapor barrier, and a dehumidifier. We size the sump at 1/2 hp per 120 feet of drain. The system catches water at the floor wall joint, routes it to the sump, and pumps it out. It is 100% guaranteed to be dry for life! That waterproofing runs $3,000 to $30,000. We do not chase the water from outside with excavation. In our field experience exterior digs tend to fail in two to three years, and you have torn up the yard for a fix that does not last. Interior drainage stays put.

What if the rock did move something, or the original cut left the wall short on support? On a ledge lot you sometimes get a foundation wall that bears unevenly, or a section that was never tied to the rock well. We have in-house structural fixes for that. A bowing or cracked wall can take carbon-fiber straps, $850 each, or a power brace, $1,300 per brace. A foundation crack that is just letting water in gets crack injection, epoxy or polyurethane, at $1,000 to $3,000. If a corner of the house is settling toward soil next to the rock, helical or push piers drive down to firm bearing, $2,700 per pier for the first three, then $2,200 per pier after that. A tired beam or post in the basement takes a lally column or floor support, $1,300 to $2,500, or a sister wall, about $1,350 per linear foot. Bad sill or beam wood gets sill and beam replacement, $7,000 to $40,000.

You do not need all of that. Most ledge-lot basements we see need waterproofing, not structural work. If a wall is straight and the cracks are hairline and dry, you do not need straps yet. We will tell you that to your face. Pay for the wet problem you have, not for fear of the rock.

A few things drive the price. How much perimeter has to be drained. Whether we are working on a finished basement or open block. Whether there is real structural movement or just water. For a full foundation wall rebuild or steel I-beams, we do not quote blind. We price that after we see it.

One NH note. Frost heave here pushes on foundation walls every winter as wet soil freezes and expands. A wall set against basalt is well anchored on the rock side, but the backfill side still freezes. That is one more reason to get the water out of the backfill before winter, with drainage and a working sump.

Does a house on bedrock still need waterproofing? Often yes. Bedrock sheds water sideways into the disturbed backfill around the foundation, and that water reaches the wall and floor wall joint. Interior drainage and a sump are the durable fix.

Why is my basement wet if my house sits on solid rock? Because water travels along the top of the rock and through the loose backfill, then pools at your foundation. The rock is fine. The water needs a path out, which is what the Forever Dry System provides.

Can you underpin or pier a foundation that sits on basalt? If the bearing is on solid rock, piers may not be needed there. Where a section bears on soil next to the rock and is settling, helical piers reach firm bearing. We price piers after we see the conditions.

Does frost heave matter on a rock lot? Yes. The backfill side of the wall still freezes and expands each NH winter. Getting water out of that backfill before winter, with drainage and a sump, reduces the pressure.
