Yes. A house needs a foundation. It carries the entire weight of the home down into stable soil, and it keeps water, frost, and shifting ground from working their way in. When a foundation starts to fail, you see it before you understand it. Cracks in the walls. Doors that stick. A floor that slopes. Left alone, those small signs turn into bowing walls, settling, and water in the basement. The fix depends on what is failing, and 603 prices the repair after a free inspection. Common foundation repairs at 603 run $1,000 to $3,000 for crack injection and $2,700 per pier for the first three, then $2,200 per pier after that for helical piers.

What a foundation actually does

Think of the foundation as the part of the house you never see doing its job. It spreads the load of the whole structure onto the ground. It holds the walls plumb against the soil pushing in from outside. And it forms the first line against water.

Here in New Hampshire that last part matters a lot. The soil right against your foundation is disturbed backfill. That is the looser dirt that got put back when the house was built. It drains slowly and it holds water. So water pools at the foundation and sits there. Then winter comes. Frost heave pushes the walls inward as the ground freezes and swells. A sound foundation shrugs all that off. A failing one starts to give.

What failure looks like

Foundations rarely fail all at once. They tell on themselves first.

You might see a stair-step crack in a block wall. A horizontal crack about a third of the way down can mean the wall is being pushed in by frost and soil pressure. Floors that pitch toward one corner usually mean settling underneath. Water seeping in at the floor wall joint points to drainage failing, not the structure, but it still needs attention.

None of these mean the house is coming down tomorrow. They mean the clock started. The earlier we look, the smaller the fix.

How we fix it, and what drives the cost

The repair is matched to the problem, and the price comes after we see it.

A simple crack that is letting water in gets crack injection with epoxy or polyurethane, around $1,000 to $3,000, backed by a 10-year warranty. A wall that is bowing from soil and frost pressure gets carbon-fiber straps, about $850 each, or a power brace, about $1,300 per brace. Both come with a 25-year warranty on the carbon-fiber stabilization and 10-year on floor support. When a house is settling because the soil under it cannot hold the load, we drive helical or push piers down to stable ground, around $2,700 per pier for the first three, then $2,200 per pier after that, engineered and warrantied for 25 years. Sagging floors over a basement get lally columns or floor support, around $1,300 to $2,500. A rotted sill or beam gets sill and beam replacement, around $7,000 to $40,000. An auxiliary, or sister, wall built in front of a failing one runs about about $1,350 per linear foot.

What moves the number is access, how far down stable soil sits, the length of the crack or wall, and how many piers a job needs. That is why we do not quote foundation work over the phone. A few jobs we never put a phone price on at all, like a full foundation-wall rebuild, wall anchors, or steel I-beams. We price those after we see it.

One more thing, because we would rather you not spend money you do not need to. If your only problem is water at the floor wall joint and the walls are still plumb, you do not need structural repair yet. You may just need drainage. That is a different fix.

What if it is new construction, not repair?
