Can you put a new mortar on an old mortar?

Yes, you can put new mortar over old mortar, but only after you cut out the loose, crumbling old mortar first. The repair is called repointing (or tuckpointing). You rake out the failing joints to a sound depth, clean them, then pack in fresh mortar. New mortar packed straight onto soft, flaking old mortar will not bond and it will pop out fast.

That is the short version. Here is what it actually means for a New Hampshire foundation.

Old mortar fails for a reason. In a basement that reason is almost always water and frost. Water pools against the foundation because the soil right next to your house is disturbed backfill, the looser fill that got put back when the house was built. That fill drains slowly and holds water. Then NH winter hits. The water freezes, expands, and frost heave pushes on the wall. Over years the mortar between block or stone gets soft, sandy, and starts to wash out. You see gaps. You feel grit on the floor below the joint.

So before you grab a bag of mortar mix, ask why the old mortar went bad. Patching the joint without fixing the water is a paint job over a leak.

The repair itself is straightforward. A mason rakes the old joint out to roughly twice its width in depth, or until they hit solid mortar. Loose stuff has to go. Then the joint gets brushed and dampened so the new mortar does not dry too fast. Fresh mortar goes in, packed in layers, and tooled to match the old joint. Match the mortar type too. On an old fieldstone or brick foundation you usually want a softer lime-based mix, not a hard modern Portland mix, because a mortar harder than the surrounding masonry can crack the stone or brick instead of flexing with it. Sometimes repointing is the whole job. If the joints are soft but the wall is straight, plumb, and not leaking, repointing plus fixing the drainage may be all you need. You do not need piers. You do not need a rebuild. We will tell you that to your face if that is what we find.

Other times it is not enough. Mortar repair is a surface fix. It does nothing for a wall that is bowing inward, cracking on a stair-step pattern across the joints, or moving. If your block wall is leaning in from frost and soil pressure, new mortar will crack again because the wall is still under load. That is a structural problem, and it gets carbon-fiber straps, a power brace, or in some cases helical or push piers. The cost depends on the scope. A short run of repointing is small money. A full foundation wall that needs to be cut out and rebuilt is a different animal, and 603 does not quote that off a photo, so we price that after we see it. For the structural fixes that often go with a failing wall, carbon-fiber straps run $850 each and a power brace runs $1,300 per brace. If the footing has settled and the wall is dropping, helical piers run $2,700 per pier for the first three, then $2,200 per pier after that. Crack injection for a poured wall that is split but not moving runs $1,000 to $3,000.

The water fix is the part most people skip. If water keeps pooling at the wall, the new mortar lives in the same wet, freezing conditions that killed the old mortar. Inside the basement, the durable fix is interior perimeter drainage that catches water at the floor wall joint and sends it to a sump pump. That is the Forever Dry System, and it is for basements. A note on NH frost. Around here the freeze-thaw cycle is the engine that destroys mortar joints. Will new mortar match the color of the old? Close, but not always perfect. Old mortar weathers and the new mix cures a slightly different shade. A good mason can tint and tool the joint to blend it. On a hidden basement wall the color barely matters. On a visible brick face we will talk through the match before we start.

Can I just repoint a cracked foundation myself? You can repoint a few soft joints on a sound wall. The trap is doing the cosmetic fix when the real problem is movement or water. If the wall is bowing, cracking on a stair-step line, or leaking, stop and get it looked at. We do not charge to come look.

How long does mortar repair last? Done right, on a dry stable wall, repointing lasts for decades. Done on a wet or moving wall, it can fail in a season. That is why we deal with the water and the structure first. Crack injection on a poured wall carries a 10-year warranty.

Does insurance cover foundation mortar repair? Usually no. The Insurance Information Institute notes standard homeowners policies generally exclude gradual problems like settling, cracking, and earth movement [verify]. Sudden, named-peril damage is different. Check your own policy.
