Mold: what actually works on the surface
The EPA says for hard, nonporous surfaces, scrub with detergent and water and dry the spot fully. You do not need a fancy fungicide for a small patch. Plain soap, a stiff brush, and good drying handle most of it.
Bleach gets recommended a lot, and it can knock back surface staining. The catch is that bleach is mostly water, and water is what fed the mold in the first place. On porous stuff like wood framing or drywall paper, bleach does not reach the roots. The EPA notes that moldy porous materials usually need to be thrown out, not cleaned. So a soaked piece of drywall comes out. A concrete wall gets scrubbed.
If the moldy area is bigger than about ten square feet, the EPA suggests getting a pro involved. Wear gloves and eye protection either way, and never mix bleach with ammonia.
Efflorescence: a mild acid for a mineral salt
Efflorescence is not mold, and it is not dangerous. It is mineral salt. Water moves through the concrete or block, then evaporates at the surface and leaves the salt behind as a white powder. People scrub it like mold and get frustrated when it returns.
Light efflorescence often brushes off dry with a stiff brush. Heavier crust needs a mild acid wash, like a diluted muriatic acid product, or a packaged efflorescence remover from a hardware store. Follow the label, ventilate, and rinse. Test a small spot first.
Notice the pattern. Both mold and efflorescence are telling you the same thing. Water is moving through that wall or pooling on that floor.
Why it keeps coming back in a NH basement
