How to tell settling from a foundation problem
Settling is the house finding its footing. New soil under and around a foundation compresses, the structure drops a little, and then it stops. The cracks it leaves are usually thin, dry, and vertical, the width of a fingernail or less, often near a window or door corner. They have been there for years and they look the same every year. That is the kind you mark, date, and stop worrying about.
A foundation issue looks different because it does not stop. The wall is getting pushed, or the support under the floor is failing, so the signs grow. Width and direction tell the story more than length does. Watch for these:
- A horizontal crack running sideways across a wall. This usually means soil outside is pushing in harder than the wall can hold. Take it seriously in either a poured or a block wall.
- Stair-step cracks climbing the mortar joints of a block or brick wall, getting wider over time.
- Any crack wider than about a quarter inch, or one you can watch grow from season to season.
- A wall that bows, leans, or bulges into the basement. Sight along it or hold a level against it.
- Doors and windows that suddenly stick or will not latch, especially several at once.
- Floors that sag, bounce, or slope, with the cause almost always down in the basement.
- A gap opening where the wall meets the ceiling or the floor.
One stable hairline crack is not an alarm. A crack that grows, a wall that leans, or a floor that keeps sloping is the list that means call us.
What is happening underneath
When water pools at the foundation, it is usually because of disturbed backfill. That is the looser fill the builder put back when the house went in. It drains slowly and holds water. Saturated soil swells, then presses sideways against the wall. That sideways push is what bows a block wall inward and drives a horizontal crack.
Then there is the New Hampshire winter. Frost heave lifts wet soil when it freezes, and if part of the foundation heaves and part does not, the house moves unevenly. That uneven movement racks door frames and cracks walls. The freeze-thaw cycle, described by neutral building-science groups like the DOE Building America program, works the same masonry over and over, opening mortar joints and prying cracks wider year after year. Many older Seacoast homes also sit on unreinforced fieldstone or shallow footings that were never built to today’s standards, so they move more.
None of this means an old house is doomed. It means these homes move, and the job is catching the movement that matters before it becomes a failed wall.
What the fix usually involves, and what it costs
If a sign turns out to be real movement, fixing a foundation rarely means replacing the whole thing. We stabilize the part that is moving and, where we can, bring it back toward level. We self-perform this work with our own crew, so the people who walk it with you are the people who do the repair.
For a wall just starting to bow, carbon-fiber straps bonded to the inside hold it and stop further movement. That runs $850 each. For a wall that has moved more, a power brace fixed top and bottom braces it, at $1,300 per brace. For settling and sinking, we drive helical piers down past the unstable soil to firm ground or ledge, then support and often lift the foundation back toward level. Helical piers run $2,700 per pier for the first three, then $2,200 per pier after that and carry a 25-year engineered warranty. If the problem is a failing floor-support post, a lally column replacement is $1,300 to $2,500. In older homes with a rotted sill or carrying beam, sill and beam replacement runs $7,000 to $40,000. A crack that leaks but is not moving is a much smaller job at $1,000 to $3,000.
