How to fix crumbling bricks

Crumbling bricks on a foundation usually get fixed by stopping the water that softened them and stabilizing the wall, not by patching the brick face. Why the brick is failing

Most of the time the soil right against your foundation is the problem. When the house was built, the crew dug a hole, set the foundation, then shoveled the dirt back in. That disturbed backfill stays looser than the ground around it. It drains slowly and holds water against the wall. The wall stays wet. The brick stays wet. Then frost does the rest.

NH frost heave makes it worse. Frozen, saturated soil expands and pushes on the wall. That pressure pushes walls inward and opens cracks. Once a wall is cracked or bowing, brick along that line crumbles fast because it is carrying load it was never meant to carry.

How we actually fix it

The fix depends on what we find at the wall.

If the brick is failing but the wall is still straight, we treat the water first. A wet foundation will eat new mortar in a few seasons. That often means stopping water at the inside with our Forever Dry System, which is full-perimeter interior drainage, a sump pump, a wall vapor barrier, and a dehumidifier. Once the wall is dry, repointing and brick repair hold.

You may not need the big fix. If your “crumbling brick” is one spalled face on a dry, straight wall, that is a masonry repoint and nothing structural. We will tell you that plainly. We would rather lose the big job than sell you a wall stabilization you do not need.

A quick word on the outside

People ask us to dig out and waterproof the foundation from outside. We do not do that. In our field experience an exterior dig fails in about two to three years and you are back where you started. The wall gets wet again, the brick crumbles again. Interior drainage is the durable fix.

What drives the cost? How far the wall has moved, how long the failing run is, and whether we are also stopping water. A single crack and a damp corner sit at the low end.
