What are the signs of an unstable foundation, and what damage may it cause?

The clearest signs of an unstable foundation are stair-step cracks in block or brick, walls that bow or lean inward, doors and windows that stick or won’t latch, sloping or bouncy floors, gaps where walls meet the ceiling, and a chimney pulling away from the house. Left alone, that movement can crack walls wider, jam doors, separate trim, drop floors, and in bad cases threaten how the whole structure carries its load. Most of it is fixable. The sooner you catch it, the cheaper the fix.

Here in New Hampshire, foundations move for two big reasons. Water and frost.

When your house was built, the crew dug a hole, set the foundation, then pushed the dirt back in around it. That pushed-back dirt is disturbed backfill. It’s looser than the packed ground around it, so it drains slow and holds water against your wall. Then winter shows up. Frost heave pushes on that wet soil, and the soil pushes on your wall. Year after year, the wall starts to lean.

Now to what you actually look for.

Cracks tell a story. A thin vertical hairline in poured concrete is usually just curing and shrinking. Common. Often nothing. But a stair-step crack that climbs the mortar joints in a block wall, or a horizontal crack across the middle of a wall, that one means pressure. Take it seriously.

Then look at the wall itself. Set a level against it. If the middle bows in toward you, soil pressure is winning. Inside the house, watch the doors. A door that suddenly sticks or won’t latch right, when it used to swing fine, often means the opening shifted because something below moved. Same with windows. Floors that slope, or feel springy in the middle of a room, can point to a sagging beam or a tired support post in the basement.

Outside, check the chimney. A chimney that’s tilting or pulling a gap away from the wall is a settlement sign. So is a stoop or porch that’s dropped.

Most homeowners get one thing wrong. Not every crack is an emergency. A hairline you can barely fit a fingernail into is worth watching, not worth panicking over. You don’t need piers for that. We’ll tell you when something is cosmetic and when it’s structural, because guessing wrong costs you either way.

When it is structural, the fix depends on what’s moving.

A bowing or cracked wall that’s still mostly in place can often be held with carbon-fiber straps, priced from $850 each, or a power brace, priced from $1,300 per brace. Both stop the wall from moving farther. Cracks themselves get sealed with epoxy or polyurethane crack injection, priced from $1,000 to $3,000, which keeps water out and bonds the concrete. When the foundation is settling, meaning it’s sinking instead of leaning, the answer is usually piers. Helical piers, priced from $2,700 per pier for the first three, then $2,200 per pier after that, drive down past the loose soil to firm ground and carry the weight there. We install those ourselves, in-house. They come with a 25-year engineered warranty.

Inside, a sagging floor often traces back to a beam or a post that’s done. We replace lally columns and add floor support, priced from $1,300 to $2,500, or do sill and beam replacement, priced from $7,000 to $40,000, when the wood at the base of the wall has gone soft. A failing wall sometimes gets an auxiliary, or sister, wall, priced from about $1,350 per linear foot, built right alongside the old one to take the load.

A few things we price after we see them, because no two are alike. A full foundation-wall rebuild, wall anchors, and steel I-beams all fall there. We price that after we see it.

Ignoring it costs you more later. Movement doesn’t reverse on its own. A crack that lets water in today feeds a wet basement tomorrow, and water against framing and finishes is its own bill. Your homeowners policy is unlikely to help. Most policies exclude earth movement and gradual settling, so this usually lands on you (Insurance Information Institute). That’s the real reason to look now while a strap will do, instead of later when it’s piers.
