Why, after so many years living without it, is crawl space encapsulation so recommended now, when it lasts 10-15 years and costs half of a foundation repair?

Encapsulation gets recommended now because building science caught up with what damp crawl spaces were doing to houses all along. Older homes vented the crawl to dry it out. We learned that vents pull humid summer air into a cool crawl, where it condenses and feeds mold, wood rot, and pests. Sealing the space stops that. At 603 a full crawl space encapsulation runs $3,000 to $25,000, and it carries a 25-year warranty.

So the work was always needed. We just used to handle crawl spaces the wrong way.

For decades the code answer was open foundation vents. The idea sounded right. Let the air move and the wood stays dry. In a humid New England summer it does the opposite. Warm outside air hits the cool crawl, drops its moisture, and your floor framing sits in damp air for months. Add a dirt floor and ground moisture wicks up too. You get musty smells in the kitchen, soft floors over the crawl, and bugs that love wet wood.

The other reason it gets recommended more today is air. About half the air you breathe upstairs starts in the crawl and rises. Damp crawl, damp house air. That is also why a wet crawl is hard to dehumidify from upstairs. You are fighting the ground.

What encapsulation actually is

We seal the crawl into a clean, dry room under your house. That means a 12-mil wall vapor barrier, a 20-mil floor vapor barrier, and dimpled drainage matting under the floor barrier so any water has a path. We spray-foam the seams so the barrier is one sealed shell. Then a dehumidifier keeps the air dry, and a sump handles water if the ground brings it.

This is not the same as our Forever Dry System. That system is for basements. Crawl spaces get encapsulation, which is built for low, dirt-floored, vented spaces.

On the 10 to 15 year worry

That number sells the work short. Our crawl space encapsulation carries a 25-year warranty on the barrier, and the wall vapor barrier itself is warranted 25 years. The dehumidifier is a piece of equipment, so it carries a 5-year warranty, and the sump pump system carries 3 years (batteries excluded). The barrier is the long-life part. The machines are the parts you service over time, same as a furnace.

On the cost versus foundation repair

A crawl encapsulation costing less than a foundation repair is the point. They fix different problems. Encapsulation controls moisture, air, and rot. Foundation repair fixes a moving or cracking wall. If your crawl walls are sound, you do not need foundation work. You need the moisture handled. We will tell you that on the free inspection. If you do have a bowing or cracking wall, that is a different fix, things like carbon-fiber straps at $850 each or helical piers at $2,700 per pier for the first three, then $2,200 per pier after that, and we price those separately.

There is also an energy angle. The Department of Energy notes that an uninsulated foundation or crawl can account for up to about a third of a home’s heat loss. A sealed, dry crawl helps your floors feel warmer and your equipment work less.

One more 603 note. We do not push exterior excavation to fix a crawl. In our field experience that approach tends to fail in a couple of years. We handle water from the inside, where it lasts.

What this means for your house

If your crawl smells musty, your floors feel cool or soft, or you see vents open to the weather, encapsulation is worth a look.
