Concrete Leveling in Boylston, MA
A sound isolated slab may be lifted; resurfacing or reconstruction is a different driveway job.
An uneven Boylston driveway does not always need to be torn out or resurfaced. When one separate concrete panel remains sound, 603 Basement Solutions can evaluate a controlled polyurethane lift. The decision depends on the panel’s integrity, the height of the garage and road-side joints, and the direction water will go after the change. Boylston’s Highway Department says resurfacing, reconstruction and new driveway construction are driveway-permit activities. That is not the same as a blanket determination about lifting an intact private panel. Before treating a driveway proposal as one job, we identify whether it is a limited lift or a larger surface and base rebuild.
Separate a low panel from a failing driveway
The word “uneven” hides different failures. A single sound panel can settle relative to its neighbor. A driveway can also have a worn surface over an otherwise usable grade, widespread cracking, a heaved edge, or a failed base under many sections. We measure each joint from the garage to the street-facing end, inspect the slab surface and ask what route a vehicle actually takes. A panel may be low at one corner but meet a fixed garage threshold at another. Raising the most obvious bump without checking the full path can create a new scrape point or cause a garage door to bind.
We test whether the candidate slab can behave as one piece. Open through-cracks, separated corners, loose aggregate and extensive patches suggest that injection may move fragments differently. The ACI RAP-11 guide to slabjacking is a primary technical reference for evaluating and raising suitable settled concrete. It does not say every cracked driveway should be lifted; it does not identify the support cause at a Boylston address. The estimator should mark a panel boundary, an elevation target and the fixed edges that cannot be moved. A prudent proposal also explains what will happen if the slab starts to crack or cannot reach the target without harming its neighbor.

Rainwater is a second measurement, not an afterthought. A flatter-looking drive may send water toward the garage, a walk, a landscaped area or the town road. We ask where it stands after storms and whether a downspout, drain or ditch actually affects the area. No town name is enough to diagnose a property’s water path. At the visit we compare the grade along and across the driveway, then ask how a lift changes it. A perfectly level panel is not necessarily the right result for an outdoor surface that must shed water.

Do not confuse a lift with resurfacing
The town’s 2023 Annual Report, Highway Department section says residents who resurface, reconstruct or construct a new driveway are required to apply for a driveway permit before work, and that constructed or altered driveways are reviewed by the Highway Superintendent. This is a specific published statement about those activities. It does not explicitly classify injection beneath an intact private slab, settle who owns a particular apron, or guarantee that the permit rules in force at the time of this article will never change. For a real job, we would check the current town process and describe exactly what is being done.
That distinction helps an owner compare proposals. A limited lift retains the panel, joints and most of the existing surface. Resurfacing adds or changes a top layer. Reconstruction may remove the panel and address the base or drainage. The first could be feasible when the slab remains sound and grades work; the latter may be needed when surface and support have failed. A contractor should not call a full driveway rebuild “leveling” to make it sound less disruptive, or call a small lift “resurfacing” merely because both improve an uneven drive. The written scope should say what will be removed, moved and left alone.
Set a measured target rather than a universal height
Controlled lifting depends on the response of this slab. We check thickness where observable, holes or prior repairs, buried utilities and the amount of restraint at each edge. If the panel can rise safely, polyurethane may be introduced to support and move it toward a useful target. The plan should name the target transitions at the garage and neighboring panel, not promise a fixed number of inches or holes for every property. We would stop if continuing to lift threatened a crack, a door threshold or a worse slope.
It is also possible that a sound-looking slab is low because support beneath it changed. The surface alone cannot prove whether water, an old trench, fill, or another cause is responsible. We look for evidence and discuss uncertainty. If the base or drainage needs a larger repair, a lift alone may not prevent future movement. Telling an owner that up front is better than treating any new settlement as a surprise. And if walls, interior floors or the garage foundation show movement, that building question is separate from the driveway slab.

At completion, the same practical tests should be repeated. Does the vehicle cross the joint without scraping? Does a person have a safer step? Is the garage clearance unchanged? Does rain still have a path away from the structure and road? A photograph of a filled injection hole is not a useful performance test. We should record which panel moved, the observed result and any work still needed on the surrounding drive.

Glynn Reed ★★★★★
“We found the entire experience with 603 to be top-level. From the initial consultation to the final walk-through. Very good communication throughout. Quality of work, professional demeanor, technical knowledge, everything. It all went exactly as we’d hoped. Fully recommend.”
Match the treatment to the failure mode
Where elevation is acceptable but the top has a limited damaged area, concrete repair may be more direct than a lift. Where the slab is too broken or the grade cannot be reconciled with both fixed ends, removal and concrete slab pouring on a prepared base may make sense. That is a different project and may meet Boylston’s resurfacing or reconstruction process. Where a garage wall, foundation or footing is moving, ask for structural and foundation repair evaluation before buying an exterior slab fix. Injection under a driveway cannot support a house.
These options should not be collapsed into a single price line. Limited leveling preserves a sound slab and footprint. Surface repair replaces damaged concrete material without changing the overall grade. A new pour resets the panel and its base. Structural repair follows building loads. The homeowner deserves a recommendation tied to observed evidence, with boundaries and exclusions that make comparison possible.
Prepare for a useful site
visit
Send one wide view of the driveway from garage to road, then photographs of each crack, joint and surface patch. A picture after rain can show where water accumulates. Tell us if vehicles scrape, a garage door catches, or a previous repair failed; these observations guide inspection but do not prove one cause. Identify known utilities and any surface that might be outside the private work line. Ask the estimator to show the proposed panel, target heights and water route in writing. If a larger resurface or reconstruction is proposed, ask how that changes the work scope and current town review.
When not to buy leveling
Do not inject below a slab that has fragmented so badly it cannot be lifted coherently. Do not raise a panel into a garage conflict, new road-side bump, or drainage path toward the building. Do not buy leveling as a substitute for needed base reconstruction, or as an answer to a moving foundation. If a site visit confirms one sound separate panel with compatible fixed ends, a limited lift may be responsible. If not, the honest scope is repair, replacement or structural assessment.
Show us the concrete that moved
We will inspect the affected panel, explain what can be kept, and put a useful scope in writing.
