Concrete Repair in Lexington, MA

A scaled garage surface and a street-side apron are separate repair decisions.

Surface scaling on a Lexington garage panel does not automatically call for a new driveway. 603 Basement Solutions first separates damaged surface concrete from a slab that has cracked through, dropped, or lost support. A localized repair can work when sound material remains and the garage transition still drains correctly. If the whole panel is low but intact, concrete leveling deserves its own assessment. Work at the street-side apron is a separate boundary question in Lexington; it should not be tucked into a garage patch quote.

Scrape away the guesswork at the garage door

A thin, flaky surface may expose solid concrete after cleaning. It may also be the top of a deeper weak layer. We look at the size and depth of the affected area, whether pieces detach under light pressure, and whether the damage crosses a control joint. A skim coat over material that continues to shed is not a credible repair plan. The ACI guide to repair of horizontal concrete emphasizes removing unsound material and assessing the substrate.

The garage door makes the edge sensitive. We check the bottom seal, threshold clearance, and where rain goes when the door is closed. Build the edge too high and the door can bind. Leave a depression, and water can sit at the opening. A good quote names the finished transition, not only the material placed on it.

Is the surface failing or is the panel moving?

Compare the garage panel with the neighboring driveway section. A rough top over a level, steady panel is one diagnosis. A smooth panel with a height change across its joint is another. We check for rocking corners, widening cracks, and a gap at the fixed garage floor. A repair compound cannot lift an entire slab, and a lift will not rebuild a broken top.

If both conditions exist, the sequence matters. We may need to address movement before finishing the surface. If the panel has broken into separate pieces or its base is unsuitable, a new pour may be more sensible than stacking two fixes. We explain the order rather than quoting both services because both sound concrete-related.

Lexington has a real apron boundary

Lexington’s engineering permit information and paving/right-of-way requirements address driveway-apron and public-way work. These rules do not prove that a patch inside your private garage needs a town permit. They do make it important to identify the exact panel when work approaches the road. A garage-door edge and a street apron are not one undifferentiated slab.

Before quoting any road-side concrete, we establish whether the work enters the public way and confirm the current Lexington process. The private garage repair can be assessed on its own merits. Keeping those scopes separate avoids surprising the homeowner with an approval or contractor requirement that did not apply to the area they first showed us.

When we would say no to a repair

We would not promise a thin patch over actively crumbling concrete, a rocking panel, or a crack that keeps widening because the base is moving. If the panel is sound but low, ask for a leveling assessment. If removal would leave little competent concrete, concrete slab pouring becomes the better discussion. If a crack continues through the garage foundation wall or bearing support, the floor finish is the wrong focus; structural and foundation repair needs to be evaluated.

Sometimes the mark is cosmetic and stable. You may choose to live with it. We would rather tell you that than sell a repair whose appearance may still differ from the rest of the driveway.

“Great job with our foundation project. We had 4 piers installed to prevent further settling and interior concrete leveling work done in the basement. Highly recommend. Would do business with again.”

The pictures to send, and what they cannot prove

Send a close photo of the scaling and a wide photo from the garage looking toward the street. Include the panel joints and a side view of the garage threshold. Tell us whether the spot holds water or catches a tire. That gives us a useful start. A picture cannot establish how deep weak concrete goes or whether the panel shifts under a car.

At the visit we measure the transitions, probe the unsound area, and decide whether a repair has a viable edge. We also note whether the affected panel is private or reaches the road-side apron. A photograph might suggest the answer, but it cannot settle either question alone.

Put the repair limit in writing

The estimate should identify the panel, surface area, substrate preparation, finish, and the intended garage-door clearance. Ask what is excluded: a low neighboring panel, drainage away from the opening, or work near the public apron. If there is uncertainty about how far the weak surface extends, ask how that finding changes the scope and price.

Do not accept “repair concrete driveway” as the whole description. It should be clear whether we are repairing a surface, lifting a sound slab, replacing failed concrete, or investigating something structural. Those are different jobs with different outcomes.

One question for the inspection

Can
you repair scaling without replacing the whole garage panel?

Often a local repair is possible if removal reaches sound concrete and the remaining panel is stable. We cannot promise that from the photo alone. We inspect the depth and the garage transition, then tell you when a repair is worth buying and when replacement would save a second visit.
