Does waterproofing basement add value?

Answered by Chris Pagliccia, 603 Basement Solutions
Waterproofing & Drainage

Yes. A dry, waterproofed basement adds value because it removes a problem buyers fear and it protects the space you already paid for. A wet basement is a red flag on a home inspection. A dry one with a written warranty is a selling point. Most of our customers pay around $3,000 to $30,000 for our Forever Dry System, and that work transfers to the next owner.

Here is why it matters. When water gets into a basement, it does not stay a basement problem. It feeds mold. It rusts the furnace and water heater. It warps anything stored down there. A buyer who sees a stain on the wall starts wondering what else is wrong. A buyer who reads “100% guaranteed to be dry for life” relaxes. That is the value. You are selling them peace, and you are selling them the square footage.

The water is not random either. It pools at your foundation because the soil right against the house is disturbed backfill. That is the looser dirt that got put back when the house was built. It drains slow and it holds water. Then NH frost heave pushes on the walls all winter. So the water finds the weak spot, usually the floor wall joint where the slab meets the wall, and it comes in. Fix the path and the basement stays dry.

What we do, and what we do not

Our fix is the Forever Dry System. Full perimeter interior drainage. A sump pump sized at half a horsepower for every 120 feet of drain. A 12-mil vapor barrier on the walls. A dehumidifier to hold the air dry. It carries a full transferable lifetime warranty. That warranty is the part that adds value at resale, because the next owner inherits it as long as nobody else cuts into the work.

We do not do exterior excavation waterproofing. Nik has watched those digs fail in about two or three years from what we see in the field. The durable fix is interior drainage. If a salesman wants to excavate your whole foundation, ask him what happens in year three.

You may not need the full system. If you have one crack leaking in one spot, that is a crack injection job, not a perimeter system. We will tell you that when we look. We would rather size the fix to the problem than sell you more than you need.

What drives the cost

Bigger basement, more linear feet of drain, more cost. The same goes for the pump count, the wall area to cover, and whether you want a battery backup. A backup sump is battery only on our installs. A charged backup battery keeps the pump running when the power drops, which is exactly when the bad storms knock it out. That backup is cheap insurance the night the power goes out in a storm.

Waterproofing pairs with finishing. There is no point finishing a basement that still gets wet. Get it dry first, then finish, and now that lower level counts as livable space. Finishing runs around $30,000 to $200,000 depending on the layout, and we pull the permit ourselves with one 603 crew.

A note on insurance. Standard homeowner policies often exclude groundwater and seepage damage, which is exactly the kind of water a basement gets. Check your own policy language with the Insurance Information Institute. That gap is another reason the fix pays for itself.

NH and the resale angle

Buyers up here know what a New England basement does. Old foundations, hard freezes, snowmelt in March. A dry basement with paper backing it is rare enough that it stands out in a listing. We have done this for 5,000+ homeowners across New Hampshire, Maine, and Massachusetts, and our Google rating sits at 4.9 across 250 reviews. That track record is part of what the next owner is buying too.

If you also have radon, fixing both at once is smart. A finished or sealed basement and a radon mitigation system together make the lower level a real living space instead of a place you avoid. The EPA action level is 4.0 pCi/L, and they suggest you consider fixing between 2 and 4 (EPA radon).

See the work and the promise behind it: basement waterproofing, basement finishing, and the 603 guarantee.

Does a wet basement lower home value? Yes, it can. Visible water, stains, or a musty smell are red flags on an inspection and can drop your offer or kill the sale. Fixing it with a transferable warranty turns the negative into a positive.

Is interior or exterior waterproofing better? For lasting results we install interior drainage. From what we see in the field, exterior excavation jobs tend to fail in a few years. Interior drainage manages the water that gets in and routes it to the sump.

Will waterproofing let me finish my basement? Yes, and you should waterproof first. A dry basement is the foundation for any finishing work. Finishing a basement that still leaks just hides the problem until it ruins the new walls.

How much does basement waterproofing cost? Most of our New Hampshire customers pay around $3,000 to $30,000 for the Forever Dry System. The size of the basement, the linear feet of drain, the pump count, and a battery backup are what move the number.
