What are the pros and cons of a stone foundation?

The main con is that it leaks and shifts, because the mortar between the stones crumbles, water finds the gaps, and the wall has no rebar to resist NH frost heave. Most older New Hampshire homes still sit on one, and most of them can be made dry and stable without a full rebuild. The pros
The stone is the strong part. Granite and fieldstone don’t rot, don’t rust, and were stacked by hand in a wall that’s often two feet thick. That mass is why these walls outlast the rest of the house. Many were laid before 1950 and are still holding the floor above just fine.
A stone wall also flexes a little. It can take small ground movement without one big crack, the way a poured wall sometimes does. So you get age and toughness for free. The trouble is never the rock.
The cons
It’s the joints. The lime mortar between the stones is the weak link, and after decades it turns to sand. Once that happens you get three problems.
Water gets in. The floor wall joint, where the wall meets the slab, is the lowest path, and that’s where most stone basements stay wet. The soil right against the wall is disturbed backfill, the looser dirt that got shoveled back in when the house was built. It drains slowly and holds water against the stone.
The wall can move. NH frost heave pushes inward every winter, and a stone wall with failing mortar has no rebar to push back. You’ll see bellying, lean, or loose stones you can wiggle by hand.
And it’s hard to seal from outside. We don’t dig up and coat the outside of a foundation. Nik has watched that fix fail in about two to three years up here. The durable fix is interior, not exterior.
How we actually fix a stone foundation
We don’t rebuild a wall that doesn’t need rebuilding. Most stone basements need two things: get the water out, and stop the wall from moving.

What it costs and what drives it
Sealing a couple of leaking joints is the low end. A wall that needs interior drainage plus carbon-fiber straps is the higher end. Carbon-fiber straps run $850 each, a power brace runs $1,300 per brace, helical piers run $2,700 per pier for the first three, then $2,200 per pier after that, and floor support runs $1,300 to $2,500. Waterproofing the basement runs $3,000 to $30,000. The drivers are simple: how much wall is wet, how far the wall has moved, and whether the footing is still solid.
One more NH note. A dirt or fieldstone crawl under an old home is also the classic spot for radon to seep in through the ground.
