A rebar-and-concrete (reinforced concrete) foundation is strong, but the rebar inside is what makes damage serious when you see it. Most hairline cracks are not a structural emergency, while wide cracks, walls bowing inward, stair-step cracks in block, doors that stick, or rust stains weeping from a crack mean the steel may be involved and that needs a look. Foundation crack repair runs $1,000 to $3,000, carbon-fiber straps run $850 each, and bigger structural fixes price out after we see them.

Here is how it works. Concrete is great at being squeezed and weak at being pulled apart. Rebar handles the pulling. So a reinforced foundation can take a lot. When concrete cracks, water gets in. When water reaches the rebar, the steel rusts. Rusting steel swells. That swelling pushes the concrete apart from the inside. We call that spalling, and it is the slow problem that turns a small crack into a real one over years.

So how serious is it? It depends on the crack.

A thin vertical crack, hairline width, often comes from concrete curing and shrinking in its first year. Usually not urgent. You still seal it so water stays out and the rebar stays dry. That is crack injection, epoxy or polyurethane, and it carries a 10-year warranty.

A crack that is wide, growing, or leaking is a different story. A horizontal crack across a wall is the one we watch hardest. That often means the wall is being pushed. Here in New Hampshire, frost heave is the usual cause. Wet backfill soil freezes, expands, and shoves the wall inward. Stair-step cracks in a block wall mean the same kind of pressure.

When a wall is bowing or pushing in, sealing is not enough. You have to hold the wall. Carbon-fiber straps stabilize a wall that has moved a little, and they carry a 25-year warranty. A power brace handles more movement and prices at $1,300 per brace. If the foundation is settling because the soil under the footing gave out, helical or push piers carry the house on stable ground.
