How to waterproof my home’s exterior walls when the soil stays wet around the foundation

The most durable fix is not on the outside. When wet soil keeps pushing water at your foundation walls, the repair that lasts is a full-perimeter interior drainage system that catches the water at the floor wall joint and pumps it out. Here is why your soil stays wet. The dirt against your foundation is disturbed backfill. It is the loose fill that got put back when the house was built, and it never packs down like the ground around it. So it drains slowly and holds water right where you do not want it. Add a New Hampshire winter and frost heave pushes those walls inward on top of the moisture problem.

People hear “wet soil” and think the wall needs sealing from outside. We get it. The trouble is the outside membrane sits in that same soft backfill, freezes, shifts, and lets go. Then you have paid to dig up your whole yard for a fix that does not hold. So we work from the inside, where the system stays protected and we can guarantee it.

What an interior fix actually does

The Forever Dry System runs a drain channel around the full inside perimeter of the basement. Water that comes through the wall or up at the joint gets caught and routed to a sump pump, sized at a 1/2 hp pump per 120 feet of drain. We add a 12-mil vapor barrier on the walls and a dehumidifier so the space stays dry and the air stops feeling damp. A note on the pump. We can add a battery backup sump so a power outage during a storm does not leave you flooded. A charged backup battery pumps roughly a residential pool’s worth of water, about 15,000 to 20,000 gallons, before it runs down. Backup here means battery, not a second gas pump.

That covers a basement. If your wet wall is in a crawl space, the right job is crawlspace encapsulation, not the Forever Dry System. When the wall itself is the problem, not just the water

Sometimes wet soil is only half the story and the wall is already cracking or bowing from the pressure. You do not need the structural work just because a wall is damp, so let us separate the two.

  • A single seeping crack is often just a crack injection, epoxy or polyurethane, from $1,000 to $3,000.
  • A wall that is starting to bow inward usually gets carbon-fiber straps from $850 each, or a power brace from $1,300 per brace for heavier movement.
  • If the footing is settling, that is helical piers from $2,700 per pier for the first three, then $2,200 per pier after that.

Can’t I just seal the outside of the foundation wall myself? You can try, and on a small spot it might hold for a while. The bigger issue is the disturbed backfill against the wall holds water and shifts with frost, so an exterior coating in that soil tends to let go.
