If a house already has a vapor barrier, is there a need for another one?
Crawl SpaceUsually yes, and here is why. A loose sheet of plastic laid on a crawl space floor is not the same as a sealed vapor barrier system. If your existing barrier is thin, torn, unattached at the walls, or only covers the dirt, it is doing very little. Full crawl space encapsulation runs about $3,000 to $25,000 and replaces that gap with a sealed envelope that keeps moisture out.
So the answer turns on what you already have. Lots of New England homes have “a vapor barrier” that is really a 6-mil painter’s sheet draped over the soil decades ago. It moves. It rips. Critters drag it around. Water still wicks up the walls and pools at the floor wall joint. That kind of barrier checks a box on paper and does almost nothing in the dirt.
A real encapsulation is a system. One sheet of plastic is not. Here is what we install in a crawl space.
- 20-mil floor vapor barrier across the ground (much thicker than 6-mil).
- 12-mil wall vapor barrier up the foundation walls.
- Dimpled drainage matting under the floor barrier so water has a path.
- Spray-foam-sealed seams so it is one continuous skin.
- A dehumidifier to hold the air dry.
- A sump to carry water out.
One layer of that, done right, beats three loose sheets every time. If your crawl already has a good 20-mil sealed system in place, you do not need another one. We will tell you that on the free inspection. We are not going to sell you a second barrier on top of a working one.
When does the old barrier need replacing? A few clear signs. You can see tears or gaps. It only covers part of the floor. It is not attached to the walls. There is standing water or a musty smell. The wood framing feels damp or shows white mineral staining. Any of those, and the old sheet is not protecting the house.
Why does water keep finding its way in even with plastic down? The soil around your foundation is disturbed backfill. When the house was built, the crew dug out the hole, then put the dirt back. That returned fill is looser than the packed ground around it, so it drains slow and holds water against the walls. Add NH frost heave pushing the walls inward over the winters, and a thin floor sheet was never going to stop that. You need the water managed, not just covered.
A doubled-up barrier will not fix it either. Two thin sheets with no drainage, no wall coverage, and no dehumidifier still leave the same wet air and the same standing water. Thicker and sealed beats more layers.
There is a comfort and cost angle too. The U.S. Department of Energy notes that up to about a third of a home’s heat loss can come from an uninsulated foundation or crawl space. A damp, vented crawl pulls cold, wet air up into your living space. A sealed crawl holds that line. [verify]
What drives the price of doing it right? Square footage of the crawl, how much water you get, whether you need a sump, and how bad the old debris and torn plastic are to haul out.
