How imperative is it that a house is anchored to a crawl space?

It is required, and it matters a lot. Your house sits on a sill and beams that rest on the crawl space foundation, and anchor bolts (sill plate bolts) tie that wood framing down to the masonry. That connection keeps the house from shifting off its foundation. If the sill is rotted, the beams are sagging, or the supports have settled, that anchoring weakens. We fix that part. We do not do new builds, but we repair the structure that holds your house to the crawl space.

Here is what that anchoring actually does. The sill plate is the band of wood bolted to the top of the foundation wall. The floor joists and beams land on it. Lally columns or posts hold up the center beams. When all of that is solid and tied down, your floors stay level and your walls stay put. When water gets in and rots the sill, or a post settles into soft dirt, the connection loses its grip. You feel it as sloping floors, sticking doors, or a bounce when you walk across a room.

In a New Hampshire crawl space the usual troublemaker is moisture. Water pools at the foundation because the soil around it is disturbed backfill, the looser fill that got put back when the house was built. That fill drains slowly and holds water. Damp air sits under the floor and rots the wood from below. Frost heave through the winter pushes on the walls too. So the anchoring problem and the water problem are usually the same problem. Fix the wood, then fix the moisture, and it stays fixed.

How much your foundation matters to your whole house is not small. My crawl space has a dirt floor and I smell something. Is that radon? It can be.
