How can airflow and HVAC systems affect radon levels throughout a house?

Airflow and HVAC systems move radon around your house by changing the air pressure inside it. When your home pulls more air than it lets in, it goes slightly negative, and that suction draws radon-laden soil gas up through cracks in the slab and the floor wall joint. Furnaces, exhaust fans, clothes dryers, and leaky return ducts in the basement can all tip the balance and pull more radon in. None of that replaces a real fix. The thing that actually controls radon is an active mitigation system, and 603 installs those starting at $900 to $6,000, and most homes land around $1,950 to $2,250.

Here is what is going on under the floor. Radon is a gas that seeps out of soil and rock and rides up through the path of least resistance. In a New Hampshire basement, that path is the slab cracks, the floor wall joint where the slab meets the wall, and any gaps around pipes. Your house already wants to pull that gas in, because warm air rising up through the upper floors creates a slight vacuum down low. That is the stack effect. Run a few exhaust fans on top of it and the pull gets stronger.

HVAC makes it better or worse depending on the setup. A forced-air furnace with return ducts running through the basement can leak. If those returns suck basement air, the system depressurizes the lowest level and quietly pulls more soil gas up. Same story with a combustion appliance that vents up a chimney. It needs makeup air, and the easiest air to grab is whatever leaks up through the slab.

Now the part people get backwards. Running the furnace fan more, or opening windows, can lower the radon reading you measure on a given day. It dilutes the air. The level climbs right back the minute the fan cycles off or the windows close. You cannot heat a New Hampshire house all winter with the windows cracked. Dilution hides the number. It does not stop the gas from coming in.

That is why ventilation alone is not radon mitigation. A real active sub-slab system puts a fan and a vent pipe on the source. It pulls the soil gas out from under your slab before it ever reaches your living space and sends it up and out above the roofline. Once that runs, what your HVAC does up top stops mattering much, because the gas is being removed at the floor. For a dirt or fieldstone crawl, where there is no solid slab to draw from, we use sub-membrane depressurization. We seal a membrane over the dirt and pull from under it. 603 installs both.

A few things worth knowing before you panic over a number. The EPA action level is 4.0 pCi/L. At or above that, fix it. Between 2 and 4, the EPA says consider fixing it. So a slightly elevated reading on a windy day with the dryer running is not the whole story. Test under normal closed-house conditions to get a true read. NH DHHS runs a radon program and can point you to certified testers if you want a second opinion.

You may not need a system at all yet. If you have never tested, start there. A test costs $50, credited toward the job if you move ahead, and a lot of homes come back clean.
