The Merrimack comes through the north side and the Concord River joins it here. The USGS gauges the Concord in the city (USGS station 01099500, Concord River below River Meadow Brook, at Lowell, MA). On top of the rivers there is the canal network the mills were built around, still running through the middle of the city (Lowell National Historical Park).

All of that is surface water sitting at or near the level of your basement floor. It keeps the water table in the flats high year round. If you live down near the rivers or the canals, your basement is not fighting a spring event. It is fighting a baseline.

Old housing, dense lots

Lowell has the oldest housing stock we work in, with the middle of it landing around 1954, and plenty older than that near the center. Fewer than a third of the homes here are detached single family houses. Most of what we walk into is a two family, a triple decker, or a converted mill building.

That changes the job in three ways. The basements are shared, so the drain has to be laid out around tenant storage, a common laundry and mechanicals for several units. The walls are often stone or brick rather than poured concrete, so water comes through the face of the wall and not only at the floor wall joint. And the lots are tight, which means the discharge line needs real thought. It has to get water far enough from the foundation that it is not circling straight back into the same soil, and it cannot end up on the property next door.

Why it comes in at the wall

Two things stack up. The water table is already high because of the rivers and the canals. And the soil right against your foundation is disturbed backfill, dug out when the building went up and pushed back loose. It never packs down like the ground that was never touched, so it drains slowly and holds water against the wall.

On a stone or brick foundation the water then works through the mortar and shows as damp patches partway up. On a poured or block wall it comes in lower, at the seam where the wall meets the slab. Either way it is the same water and the same fix.

We do not excavate around the outside. On a Lowell lot there often is not room to, and even where there is, those digs settle and fail in two or three years. Interior drainage is the one you can reach.

The mill buildings are their own animal

Lowell has a lot of converted mill space, and people ask us about it constantly. Those buildings were put up to run machinery next to a canal, not to keep a finished floor dry, and the lowest level usually sits at or below the water outside it.

What we find down there is granite and brick, thick walls, and water arriving through the wall rather than under it. Sometimes there is an old drainage arrangement from the mill days that nobody has looked at in eighty years. We will tell you honestly whether interior drainage solves it or whether you are looking at a building level problem that belongs to the association or the owner rather than to a contractor with a sump pump.

Usually yes, and not for comfort. The water is sitting against the sill and the posts that carry three floors of apartments above it. My foundation is stone. Can you still waterproof it?

Yes. Stone and brick take the same interior system. The difference is that water moves through the wall itself rather than only at the joint, so the vapor barrier carries more of the load. The drain still catches it and the pump still moves it out.
