The Spicket, and what runs under the town

The Spicket River runs through Salem and the USGS gauges it at North Salem (USGS station 01100505, Spicket River at North Salem, NH) before it heads down into Methuen. Beaver Brook drains the western side of town toward Pelham.

Neither is a large river. That matters, because it means Salem is not usually getting flooded from a channel coming up over its banks. What you get is a water table that rises across the whole town at once when a couple of feet of snow melts into ground that is still frozen underneath.

Salem: local context

Most of the housing here went up around 1977, and about two thirds of it is detached single family. So the typical Salem job is a poured concrete or block foundation under a house that has had one or two owners. Those walls take interior drainage cleanly and there is no fieldstone to manage.

What we do see a lot of is the finished basement. Salem has plenty of them, put in over the years by owners who wanted the extra room. If yours is finished and it smells, do not paint over it and do not run a dehumidifier at it and hope. What we find under a 1970s Salem colonial

The typical job here is predictable enough that we can usually tell you what we will find before we go down the stairs.

Poured concrete walls, eight feet, with a slab poured separately afterwards. That seam between the two is the floor wall joint and it is where the water comes in, in a line, low down, usually along whichever wall faces the high side of the lot. Often there is a sump already, dropped in when the house was built, with nothing feeding it. It sits in a hole and waits for water to find it, which water does not do reliably.

The fix is generally the drain rather than the pump. Give that existing pump a proper perimeter drain to feed it and it will do its job. We would rather add drainage to a pump you already own than sell you a replacement for a unit that was never the problem.

Grading, gutters and the cheap things to try first

Before you spend thousands, do the free things and see what happens. It is in our interest to tell you this and it costs us nothing to be honest about it.

Check that your gutters actually run and that the downspouts carry water away from the house rather than dumping it beside the foundation. Look at whether the ground slopes away from the wall for the first six feet or has settled back toward it over the years, which is common on a fifty year old lot. Both of those can turn a mildly damp basement into a dry one, and neither requires us.

If you do all of that through a wet spring and you are still taking water, then the problem is groundwater rather than surface water, and that is when a system is the right answer.

Frequently asked questions

My finished basement smells but I cannot see water. What now?

The smell is moisture in the wood and the insulation behind your walls, and mold grows in that. You cannot see it because the finish is hiding it. Open a section and look before you spend money on air fresheners or a bigger dehumidifier.
