What is the difference between a concrete slab and a full foundation?

A concrete slab is a single flat pad of concrete poured at ground level, and your house sits right on it with no space underneath. A full foundation is a deeper structure with walls, like a basement or crawl space, that creates usable or accessible space below the living floor. The big practical difference is access. With a slab, your plumbing and wiring run inside or under the concrete. With a full foundation, you can walk down and reach the bones of the house.

That access matters more than most people think. When something leaks or settles under a slab, you are cutting into concrete to find it. Under a full foundation, you can see the problem and fix it.

How each one is built

A slab pad is poured over compacted gravel and a vapor barrier, usually a few inches thick with thicker edges. It is common in warmer parts of the country. In New Hampshire it shows up under additions, garages, and some newer builds.

A full foundation goes below the frost line. Here in NH that means digging down past where the ground freezes, then pouring concrete walls (or stacking block) that carry the house. That gives you a basement or a crawl space. Most older NH homes have one or the other.

Why the soil around them behaves the same way

Here is the part that surprises folks. The water headache is not really about slab versus basement. It is about the dirt.

When your house was built, the crew dug a hole, set the foundation, then pushed the dirt back in. That pushed-back soil is called disturbed backfill. It is looser than the packed ground around it. Looser soil drains slowly and holds water. So water pools right against your foundation, slab edge or basement wall alike.

Then winter hits. NH frost heave pushes on whatever is in the ground. On a basement wall, that pressure pushes the wall inward. On a slab, it can crack or lift the pad.

So a slab does not get a free pass on water. It just hides the trouble until a floor crack or a damp spot tells on it.

When the structure itself moves, that is foundation and structural repair. Cracks get epoxy or polyurethane crack injection. Bowing walls get carbon-fiber straps or a power brace. Settling gets helical piers. A sagging main floor gets lally columns or supplemental support. Rotted wood at the top of the foundation gets sill replacement.

What it costs

As a rough guide: basement waterproofing runs $3,000 to $30,000, crawl space encapsulation runs $3,000 to $25,000, and foundation crack repair runs $1,000 to $3,000. Carbon-fiber straps run $850 each, a power brace runs $1,300 per brace, and helical piers run $2,700 per pier for the first three, then $2,200 per pier after that.
