In the older sections of town, a lot of what we open up is a crawl space that has never been touched since the house was built, sometimes original ductwork or knob-and-tube wiring still running through it. Signs to check before you call

A crawl space problem is usually noticed from the room above it, not the crawl space itself. The most common tell is a musty smell that will not go away with normal cleaning. After that: condensation on cold water pipes or ductwork down there, visible sagging or staining on the insulation between the joists, or a floor upstairs that has started to feel soft or uneven. Any single one of those is worth a look. More than one at the same time usually means the space has been running wet for a while, not just after the last storm.
